Warehouse roof repairs planned around your operation
Warehouse roof repairs mean working high above stock, staff and machinery. We plan access, safety and timing first, then repair the roof in sections so the building keeps working.

What makes warehouse roofs different
Warehouses and industrial buildings tend to have big, simple roofs with long sheets running from ridge to gutter. That makes them quick to build but brings its own repair issues. Long sheets expand and contract a lot between a hot afternoon and a cold night, and over the years that movement can loosen fixings and open up laps.
They also tend to have rows of clear sheets for daylight, internal or box gutters along walls and between bays, and plant such as extraction fans or air conditioning sitting on the roof. Each of those adds joints and weak points. And the roof is usually high, so getting up there safely takes planning.

Safety on long span and fragile roofs
Falls through roofs are a known risk in New Zealand, so this part is not skipped.
- Fragile clear sheetsSkylights and old polycarbonate will not take a person’s weight. We treat them as no-go areas and plan protection around them.
- Brittle old roofingSome older roofs, including fibre cement sheets, can be fragile. We check what the roof is made of before anyone walks on it.
- Unprotected edgesLong roof edges and openings need edge protection or other fall prevention set up before work starts.
- Working above peopleWe agree exclusion zones inside so nobody is working directly under an area while sheets are lifted or fixings are drilled.
How we plan warehouse roof repairs
The aim is to fix the roof without stopping your business.
Walk through the site
We look at the roof and the floor below together with you, noting stock, racking, machinery and the areas staff use.
Agree zones and timing
The roof is split into sections. For each one we agree when it can be worked on and what needs to be moved or covered inside.
Repair section by section
Each section is completed and left watertight before we move on, so an overnight shower does not catch an open roof.
Hand back with photos
You get photos of the repairs and a note of anything we saw that should be planned for later.
Common warehouse roof repairs
Most of the work comes down to a short list. Refixing loose sheets and replacing worn screws and washers. Resealing or relapping side laps that have opened up. Replacing cracked or yellowed clear sheets. Clearing and repairing internal gutters and outlets. Redressing flashings around fans, vents and plant stands. Replacing individual sheets where rust has gone through.
Skylights and plant flashings are covered in more detail on our skylight and flashing repairs page, and internal gutters on our box gutter repairs page.

Protecting stock when the roof is leaking
On a large roof, a leak can be costly well beyond the roof itself. Wet stock, damaged goods and slippery floors are often the bigger problem. If water is coming in now, our first job is a make-safe. That might be clearing a blocked gutter outlet, a temporary seal on an open lap, or covering a broken clear sheet. Then we find the actual cause and plan the repair.
We also suggest you keep a note of when and where leaks appear inside. Times, weather and photos make finding the source much quicker.

Warehouse roof repairs questions
Can you repair our warehouse roof while we keep operating?
In most cases, yes. We plan the work in sections, agree which areas inside need to be clear and when, and schedule noisy or overhead tasks around your busiest times.
How do you protect stock under the repair area?
We agree a plan with you before work starts. That might mean moving stock out of a zone, covering racking, or working on that area during a quiet period. We also keep the roof watertight at the end of each day.
Is it safe to walk on a warehouse roof?
Only with the right precautions. Clear sheets, old brittle roofing and unprotected edges are fall risks. We plan access, edge protection and walkways before anyone goes up, and we ask your staff not to go onto the roof themselves.
What causes warehouse roofs to leak?
The usual causes are failed fixings, opened laps, cracked skylights, blocked internal gutters and flashings around plant. Long sheets also move with temperature changes, which can work fixings loose over time.
Can you replace old skylights at the same time?
Yes. Tired clear sheets are often part of the same repair. Replacing them while we are on the roof saves a second set of access costs.
What affects the price of the work?
Roof height, how access is set up, the area being repaired, whether stock needs moving, the safety measures required and the hours we can work. We set these out in the free quote.
